Water resistance 4 wood floors without a hard plastic coating.
I treated 900 square feet of new and old pine floor with this product. People leaving negative reviews are doing so because they aren't reading the instructions. You are supposed to apply this more like you would a stain and not like you would a poly.After applying, let it soak in for 20 minutes TOPS and then remove all, and I mean ALL excess from the surface. You don't leave any shiny spots. It is NOT supposed to harden into a coating it is supposed to soak in. The whole point of this product is that it leaves the floor feeling velvety soft like raw, freshly sanded wood but also gives you the benefit of some water and stain resistance because of the wax that is incorporated into in the oil that soaks in. If you leave the floor wet and shiny with puddles of product on it, it will not turn hard, it will just turn into piles of sticky goop you will have a hard time sanding off because you did it wrong. If you want a shiny glossy plastic like coating on your wood this is not for you.I personally did two applications in one day and then let it sit for a couple days to cure. I then went back and did a third coat and I'm glad I did but you can probably get away with just two.It's not a stain but it will add a golden/amber tint to the wood. Don't expect too much of a change but also do not expect your raw wood to stay the exact same color.The product is not exactly low VOC but I found I can work with it without getting dizzy. You will want fans on the windows to manage fumes although they are not that bad. The room will be stinky for about a week after applying the product so don't expect to use the room right away. It seems the floor becomes completely dry to the touch after about 48 hours or so depending on how well you managed to soak up excess oil.

Not as good as other hard wax oils
I have used other hard wax oils (rubio monocoat, fiddes) extensively on both floors and furniture and was hoping this would be a more affordable alternative to those. Compared to the others, this is very thin and must have very little wax content. I feel like I way overpayed for what appears to be a gallon of boiled linseed oil. After application, it did not seem to provide any protection against dirt and I felt my only option was to add a layer of paste wax.

Modern version of old method.
An old traditional idea made new. Used on a wood counter top. It makes a lovely warm matte finish, it is soft to the touch like natural wood but resists water and stains. So far it's worked great. Application was simple, if you follow the instructions it works as expected. We made sure the product and the room were warm for application and curing. We actually added a third coat and will add a fourth and attempt to buff it with an orbital buffer to see if we can get a little more shine. Buffing worked better if done soon after application just at the point it stopped being tacky. Overall a great non toxic alternative to other commercial products. Will use again on other projects!

buyer beware
After two attempts to put this product down we are stripping our floors again and going with poly. I am a general contractor with years of experience and have worked with many types of oil and water based floor finishes. Fortunately I chose to experiment on my own home with this product and not a clients. The first coat was put down too thick and peeled (improper install to be fair). The second coat was put down as thin as we could get it, and it has still blistered, bubbled and otherwise not soaked into the grain on the wood. The first time it was put down to thick we had to let it sit for almost two months before it got hard enough to sand it off. This second time it has been on the floor two weeks and is still tacky to the point we cannot sand it off. This was applied over an oak and pine floor in a 50 year old house. When I called safecoat to discuss these problems they did not seem to be too familiar with their own product or have any good suggestions on what to do about it. I've used other safecoat products that have worked out alright. I'm staying away from their oil wax in the future, though.If you want quality, low voc floor or wood finishes look at the "bona" line of products. Water based, solid reputation, low voc.
