Good value
Good value for money. I jeep it up 24/7 even though instructions say to take it off during heavy rain or winds, not really practical. I do rotate it every 3 mos. So 1 side doesn't always get the direct sun-I live in Las vegas so sun and win are intense during a lot of the year. When I rotate it canopy lasts 18 mos which is good for the intense sun it gets may-sept

OK, not Terrific
Southwest US, so don't know about water performance. Got this as a replacement for a 10X10 3-tier frame (removed the upper tier pegs from the frame) because the inch measurement from the corner to the apex matches that of my frame. It doesn't fit perfectly, but it works to plus/minus an inch. Loosened up after installation after a few days.The material is durable, far more solid than my original. The precision of the apex opening is not particularly precise. It's sloppy and flops in as much as it overlaps the lower. For the mods I usually do on all canopies, this fits my needs at a good price (paracord from the sides to the apex to support the fabric, pool noodle to prevent friction, a PVC square Ziptie'd around the outside to attach the canopy Velcro to - all cheap improvements).The corners have a double layer of fabric, which is really good. The stitching is solid, but messy in places.This is an good option, as replacement canopies from the frame manufacturer have not been available for three years, and I'm not buying another $250 full package just to get the canopy: I have 5 naked frames now, and I will likely load up this canopy on each as a 'good enough' alternative.

Lightweight Canopy
Easy to install.Fabric is so lightweight that the rain collects on it and has to be pushed off or else it puddles. Has holes for drainage but is in center when there needs to be 2 holes on each side.

It'll work
I unboxed it but haven't been able to use it yet ..it looks made okay and would last maybe a few seasons..I'm comparing it to my original one ..it had a really good lining ..this one doesn't..

Perfect fit.
We have a 10x10 canopy frame and over time the fabric canopy was weather worn, we were needing a replacement but the canopy company discontinued the model and didn't offer another option to replace just the fabric canopy. We took some measurements and did a bit of research which led to this canopy. Just put it on the frame, super easy install, perfect fit. Exactly what we needed. Highly recommend. Note: this is NOT for a 10x10 pop up/ ez up shade tent, this is for a permanent canopy frame. We have an ez up as well and this would not work for that and is not intended as a replacement for a pop up. Very happy with this, would recommend.

Great replacement canopy top
Material seems stronger than normal canvas top. Fit perfectly. Not crazy about the grommeted holes on each side, but I guess they are functional for relieving water buildup.

Looks like a gunny sack on my Gazebo
We purchased a Garden Winds replacement cover a couple of years ago and were really happy with it. When we found this one advertised as a Universal Fit, we didn't hesitate to buy it. Big Mistake! It is at least 6" too big, on each side. It looks like we just threw something on top of the gazebo. It sags everywhere, and the edges hang way over the frame. It is also a much more burgundy color than it looked in the picture. The only reason I didn't return it, is because no more red-ish colors were available. The only solution I can see is for me to put grommets on every corner and pull it tight with zip ties. It's still going to look sloppy and should not be advertised as "Universal fit". It's like an oversized Caftan on a skinny woman. One size does NOT fit all.

Quality went downhill
Bought first one which lasted a few years. As long as it wasn't a downpour, we were able to sit under it during the rain. It had a few small tears from taking it down so I went through my order history and purchased the 'same' one again to replace it. The vent flap on this 2nd one doesn't overhang enough. Slight rain shower and our table/chairs are soaking wet because the water goes straight through the fabric. However, it provides shade on sunny days and it has 4 more Velcro straps than the last one did.

Best canopy cover!
2018, I have used this cover for two summers, taking it off for storage in winter. It still fits tight, does not sag and kept it's colour. the fibre has some sort of mesh laced into the fabric so it won't rip in the wind. Excellent value. UPDATE, OCT 2020, the canopy cover is finished! It ripped in the wind it’s third season ! It has to be removed but we zip tied it in hoping to get to the end of season which is a few more weeks! Alas, yar she blows!!!!! What's annoying is it's only used two months of the year. we pack it up and put it away in the cooler weather. That means i got less than 9 months out of it.

This canvas has now been up for 2 years straight and this has been our WORST year for weather yet
We live in a VERY windy spot and have needed to replace our canvas every. single. year since we bought our house. The wind always just shredded the canvas. We were going to buy a hard top but decided to take one last shot with a soft top. This canvas has now been up for 2 years straight and this has been our WORST year for weather yet. It is still in "like new" condition. I am absolutely impressed with the quality and durability of this product! I would definitely buy it again but I don't think I'll need to! I highly recommend this item!

very disappointing
Did EXACTLY what the instructions said...put on the spray to protect it from the and rain to ensure lasting value.HAHAHA.The RIPLOCK technology is a joke.THe velcros have a bit of fabric where it is sewn to the tarp and guess where it ripped first...you got it!The tarp itself is sooooo thin - not sure what other reviewers say that it is better quslity than their original. They must have bought a tarp made out of paper because this thing is weak - surprised it lasted so long ( 5 weeks ). SAve your money. The instructions say to remove when there is bad weather such as rain....really...I guess this is made for California and not the rest of the world!

Tear Resistant
This fabric seams to be of good quality, but I will give it the test of time to see how well it last through the summer. Could have more tie down straps on it to hold against the wind and more grommet holes in to shed the rain water off of it. The rain water pools on the sides to much. I can live with this as long as it doesn't tear in the wind.
