Take a pass on this book. It's really a user paid advertisement for the author's software.
Skip this one. Although a quick read and provides lots of real world flavor it fails in its most important claim. According to the books blurb you will [after reading the book] "posses the essential tools to effectively find, analyze risk, and compete with the large players". The book recommends using the software that the author developed. Here is the problem ... The software costs $500 (or $400 if use use the code in the book).So you buy a book and the book says the real information is in the expensive software.The author's new strategy for creating wealth is to sell software.

Good first book
I'm analytical, and the focus of this book is to talk about your business plan, and how various self storage facilities might meet your cash flow requirements. It also talks about how loans can be packaged and small syndicates created. It does not focus on running the business, but in acquiring one .. and in running a ten year projection. It is a bit self serving, as the authors website has various training items for sale, as well as his proprietary spreadsheet. I'm not sure thats a bad thing, however, as I'm a newbie, and if I have to pay a little to prevent making major mistakes, that's a good investment.. an ounce of prevention, as they say

Missing important info: No information on how to deal with delinquent renters or day to day operations
There's no information on day to day operations of self-storage. Seems like a very important part of a book on self storage is how to deal with delinquent renters. NO MENTION OF THAT AT ALL.Someone else said it's really a paid (by the buyer of the book) advertisement for his software.There are a few numbers in the book but really it's a very incomplete book.

There are better books out there.
This book is mediocre at best, and in reality is a short book with very few “gold nuggets” of information. It’s a 120 page sales pitch of why you should subscribe to his $699 website, where all the “tools” he lists to help you are behind a paywall. Rather than provide you anything valuable in the book, it’s all on his paywalled website. There are other better books out there about self storage, unfortunately this is not one of them.

Data driven profits
Investing in self storage is a not ticket item right now. Since the competition is tight, it's vital to know the trade secrets that will set you up for success. This book lays everything out so that you use data driven methods of buying and building to maximize your profits. I highly recommend this book.

Informative
Mark Helm breaks it down for us: how to succeed in the self storage business, and how to expand in the self storage business. He shows us the common pitfalls that people overlook when buying a facility, and how to go forward when you do not have any cash for a down payment. Very informative, and in my opinion, a must read for those already in the business, or looking to get into the self storage business. If I learned just one thing from it, It was money well spent. I've always been shy on increasing rent; not so much now. Increasing rent is the best way to create wealth over the long run.

This is a great book on a special real estate genre! It details different tips and not todo’s to help as guidance.

A very good introduction to the industry for a beginner.
If you don't know much about the self storage industry and wan't to find out this is a great introduction. It answers a lot of questions and provides a solid grounding for anyone considering investing in self storage.

Terrific resource re self- storage investing
Excellent guide for those interested in delving into this potentially lucrative investment vehicle. The author includes the pitfalls and benefits, sharing his personal experiences with both. He also outlines the math you need to do to assess the profit potential before getting involved. All-in-all, a very readable and helpful guide.

If you are in the market to buy a self storage, this book will be helpful. If you are building or managing one, not so much.

Has alignment issues
Has a lot of misalignments. Complete tables and annexes are not properly alined in ebook and hence if you purchase ebooks you will not be able to study the tables given.Also has a couple of editing problems in ebook
