A transfomer is used to provide the power supply for the control system and the magnetic lock. You can choose a 12VDC/2A adapter to power up them. Usually the magnetic lock is used with a gate opener or an access controller and the lock can be controlled by them. If you have an access controller now and want to control the lock remotely, then you need to purchase an extra remote control switch.

Yes, the output of the relay are SPDT dry contacts. The black wire is short with the blue wire when in standby and it will short with the red wire if the relay is activated.
