If you are trying to doing real estate deals that are bigger than you have the down payment for yourself, you need this book. This is reference book for people raising money for big deals.

You don't need a lot of money to make a lot of money! Rather, use other people's money to make a lot of money. Mister Faircloth will show you how. This is a very easy read on what can be a very confusing subject. Mister Faircloth took me by the hand to lead me through each step of entering the real estate labyrinth and using other people's money to do it. It's too bad I did not read this book 20 years ago or I truly believe I would have been a millionaire many times over by now. Mister Faircloth punctures the mystique of buying and selling real estate. If you have the slightest inkling of working for yourself, spend a few bucks on this book to get started.

Phenomenal book that will help you scale your real estate business!
I've been an avid BiggerPockets podcast listener for years and I learned about Matt through his BP podcast episodes and eventually his Derosa Group YouTube channel. As a beginner investor, I own one 4-plex in Louisville, my biggest bottleneck to scaling my real estate business has been securing enough money for the down payments on potential investment opportunities. Prior to reading this book, I thought the only viable way to scale my portfolio was to slowly save my money until I had enough to purchase my next deal. However, after reading Matt's book, I've learned there are various ways to raise money to grow my real estate business.Probably one of the most impactful concepts he shares in his book is to ask those who like and trust you to become financial partners in your real estate deals. Although this seems relatively intuitive, I struggled with the limiting belief that my close friends and family would not understand, nor support, my desires to grow my real estate business. However, I have since engaged various people in my inner circle to consider investing in my deals and I've been met with positive responses! Through the insights in this book, I feel more empowered to begin raising capital and I plan to use this strategy to scale my real estate business. Thanks for all the help Matt and I look forward to your future books!

Great practical informative and instructional material that is easy to follow!
Author does a great job organizing and disseminating material in a way that is easy to follow and put to action. Thought provoking, goal encouraging. Forces you to set realistic goals and provides a blueprint to hitting those targets in raising private money and managing deals from A-Z.

Good Basics
Fund raising is a lot of work and is probably the second biggest impediment to success after fear. This book gives you the breadcrumbs necessary to get started. This book doesn’t do it for you or arguably go far enough in the strategies but it is a great stepping off point.

Raising capital realistically
Mark transparency about his challenges when the 1031 exchange custodian misappropriated 700k of investors money . That insight alone was. worth the money I paid for the book , Raising Capital. I felt Marks pain and I begin to think about the deep ramifications of stewardship of other hard earned money. Thanks again Mark for being transparentR Joseph Blue

Great Book!!
This book is a must read especially when starting off in real estate investing. I am a real estate investor myself and this has helped me realize there are many ways to raise capital so I do not limit myself to a small portfolio. This is a great reference for aquiring real estate in creative ways. This book has a lot of personal case studies from the author that helps to imagine real situations a person can use each tool provided, to help both the investor and the cash providers.

Not bad for new folks. Not for advanced folks
Very good book for beginners and house flippers. The reason this didn’t get five stars is it’s all about BRRRR. Typical bigger pockets book. I’m in commercial and multi family soI don’t care about single family. Bigger pockets is great but they need to get over the BRRRR and helpCommercial folks.

Very great resource, I learned a lot
This book introduced me to several concepts which have helped me with my real estate business. I’m a realtor who is about to make the leap into investing, and I’ve taken away many tips from this book that have improved my business.

Excellent practical read about raising money
I am really enjoying this book - it's easy to read, well organized and contains a lot of practical ideas and insights that we capital-raisers can put into play right away. If you are interested in raising money for real estate projects, this is a great place to start.

10/10 OUTSTANDING book even for experienced investors
In my lifetime, there have only been two books that have had such a profound affect on me, 4 Hour Working Week (Tim Ferris) and now this book, Raising Private Capital by Matt Fairlough.I’d consider myself an experience investor with approx £3m of deals under my belt. But even still, this book did not fail to deliver - there are so many golden nuggets throughout from start to finish.For me personally, I found that I creatively think of a number of strategies to approach property investment, many of which were small ideas I never spoke of that manifested in my mind. And then BOOM, I would read a whole paragraph on that exact subject, which told you the exact strategy, what’s involved and how you can benefit from it. This happen AT LEAST 10 times throughout the book. And because of that it lead me to say the word ‘wow’ more times than I care to remember. This book brought those ideas in my head, into reality. Such as;1. Equity structure2. How to fund any ‘money left in’ (DELTA)3. ComplianceThis is an outstanding book even for me, so I can imagine a new starter would likely benefit even further. 5 stars.
